This page describes access to and around Fjell and Fjord, including parking, arrival routes, door clear openings, thresholds, bathrooms, kitchens, controls, surfaces and manoeuvring space. Measurements are provided wherever available.

Summary
Both Fjell and Fjord have level access and are step-free internally, with no internal thresholds above 15mm.
Fjell has a walk-in shower with no lip.
Fjord’s main family bathroom has a bath with shower and stepped access, rather than a walk-in shower. The shower in the Fjord ensuite is walk-in, but the doorway to this room is narrower and there is limited manoeuvring and transfer space for chair users.
Door handles are lever type throughout. Taps are lever type. Switches and sockets were installed to UK Building Regulations standards current at around 2022.
Both apartments have large manoeuvring space in the kitchen areas and in the main bathrooms. Kitchen worktops are 935mm high.
Shower controls are positioned approximately 1300mm from finished floor level. The shower controls include a knurled temperature control knob and a push button to start. Showers have both overhead and hand-held shower heads.
There are no grab rails fitted and no shower seats provided.
Parking and arrival
Each apartment has two large parking spaces. Parking is on tarmac.
Fjell’s parking area has a slight cross slope, but it is on the same level as the house. Fjord’s parking area and approach are level and flat.
The distance from parking to the Fjell entrance is less than 10 metres. The distance from parking to the Fjord entrance is less than 15 metres. Drop-off within 2 metres of the front door is available.
The route from parking to the apartment entrances is over tarmac and steel grid. The drive to the porch is flat and level with no threshold.
There is an illuminated walkway in front of the house, with automatic PIR lighting above the entrance and in the porch. A torch is also provided.
Front doors and thresholds
The drive to the porch is flat and level, with no threshold.
The front door has a 15mm compliant door threshold.
Deck doors also have a 15mm threshold.
Internal floors and surfaces
Internal floors are smooth microcement with underfloor heating throughout.
There are some rubber-backed, low-profile mats in the kitchen and entrance areas.
Lighting, controls and alarms
Internal lighting is controlled by a combination of standard rocker switches and rotary dimmers.
There is good task lighting in the kitchens and bathrooms, with various lighting options in the main rooms.
Smoke, heat and carbon monoxide alarms are fitted. These are audible alarms only.
Wi-Fi and mobile signal
Wi-Fi is provided throughout the apartments.
There is good mobile signal in most areas of the property, but due to the structure of the walls the signal is stronger near doors and windows.
Fjell
Fjell is a one-bedroom apartment sleeping two. It is primarily suited to couples or solo stays.
Step-free access and thresholds
Fjell is step-free internally, with no thresholds above 15mm.

There is clear transfer space beside the toilet in the main bathroom.
Toilet seat height is 400mm.
There are no grab rails fitted and no shower seat provided.
Kitchen and living area
The kitchen has large manoeuvring space and is designed with 2022 Building Regulations compliant space. The kitchen worktop is 935mm high.
The clear opening from the living room to the deck is 1300mm.
Deck access
There is access to the deck from the living room, with a clear opening of 1300mm, and from the bedroom, with a clear opening of 800mm.
The deck threshold is 15mm. The deck surface is timber decking, with 6–7mm gaps between boards. There is a glass balustrade and a metal handrail at 1100mm.
Fjord
Fjord is a two-bedroom apartment sleeping four. It is suited to families, couples wanting more space, two couples or small groups.
Step-free access and thresholds
Fjord is step-free internally, with no thresholds above 15mm.

There is also a sliding door between the family bathroom and the bedroom. This is narrower, with a clear opening of 620mm. Guests who prefer not to use the narrower sliding door can access the bathroom through the main hallway door.
The family bathroom has a large L-bath with rainfall shower and stepped access. It is not a walk-in shower. The bath has a wooden bench step, with step heights of 310mm and 260mm.
There is clear transfer space beside the toilet in the main bathroom.

Ensuite
Fjord also has an ensuite bathroom.
The ensuite doorway is narrower, with a clear opening of 670mm.
The ensuite shower is walk-in, but the doorway to this room is narrow and there is limited manoeuvring and transfer space for chair users.
There is no clear transfer space beside the toilet in the ensuite.
